The website at thejoseygroup.com (the “Site”) is operated by The Josey Group for buyers, sellers, and visitors in Ellis County, the Dallas–Fort Worth metroplex, and surrounding North Texas counties.

1. Who we are
The Josey Group is a Texas real estate team. Licensed professionals on the team are sales agents sponsored by Fathom Realty, LLC. Each office is independently owned and operated. Website inquiries, chats, and forms are requests for information — they do not create a client relationship until a brokerage agreement is signed.

2. What the Site provides
The Site offers public information about our team, service areas, listings, and resources, including:
- Live MLS / IDX search of North Texas listings (NTREIS) and office listings
- Contact forms, live chat with an agent, and educational tools such as xRealty AI
- Client-facing pages (for example, a home tour rating page or a client portal) when we send you a link
- Tools used by our team to publish our own marketing content to social platforms, including TikTok, after a team member authorizes that connection
Listing data is provided for consumers with a bona fide interest in buying, selling, or leasing real estate. Information is deemed reliable but not guaranteed. 3. No legal, tax, or financial advice
Content on the Site, including xRealty AI answers, articles, checklists, and market comments, is general information only. It is not legal, tax, lending, or financial advice and is not a TREC form. Confirm all material facts, contracts, and numbers with Margaret Josey, Jeremy Josey, or another licensed professional before you act.
4. Accounts and authorized users
Some areas of the Site are limited to our team or to clients we invite. You must not attempt to access those areas without permission, share a portal or Hub login, or interfere with the Site. If we give you a client link, it is for your transaction only.
Team members who connect a social account (including TikTok) authorize The Josey Group to publish our listing videos, neighborhood tours, and market updates to that account. They can disconnect the account at any time. We do not use those connections to collect other people’s videos or messages.
5. Your submissions
If you send a contact form, chat message, email, or other inquiry, you represent that the information is accurate and that we may use it to respond and to provide real estate services. Do not submit information about another person unless you have the right to do so. We may refuse or delete content that is unlawful, misleading, or abusive.
6. Intellectual property
The Josey Group name, logos, photographs, videos, page design, and original copy on the Site are owned by us or used with permission. You may view pages for personal, non-commercial use. You may not copy, scrape, or republish the Site, our marks, or listing photos except as allowed by the originating MLS or listing broker.
7. Third-party services
The Site may embed or link to third parties, including NTREIS / Matrix IDX, Crisp live chat, Google Fonts, Fathom Realty, TREC, preferred vendors, and social platforms (TikTok, Meta, LinkedIn, X, YouTube). Those services have their own terms. We are not responsible for their content or practices. Preferred partners listed on Resources are independent; we do not guarantee their work, rates, or availability.
8. Acceptable use
You agree not to use the Site to violate law, send spam, reverse-engineer our systems, overload the Site, misrepresent your identity, or harvest listings or personal data. Automated scraping of MLS data from this Site is prohibited.
9. Disclaimers
The Site is provided “as is.” We do not warrant that it will be uninterrupted, error-free, or that listings, taxes, schools, square footage, or other data are complete. Real estate is local; availability and prices change. You are responsible for verifying information that matters to your decision.
10. Limitation of liability
To the fullest extent permitted by Texas law, The Josey Group, Fathom Realty, LLC, and our agents are not liable for indirect, incidental, or consequential damages arising from use of the Site. Our liability for claims related to the Site is limited to the greater of fifty U.S. dollars ($50) or the amount you paid us, if any, to use the Site in the three months before the claim. This does not limit duties we owe you under a signed brokerage agreement or Texas real estate license law.
11. Changes
We may update these Terms. The “Last updated” date at the top will change. Continued use of the Site after an update means you accept the revised Terms.
12. Governing law
These Terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. Exclusive venue for disputes about the Site is the state courts in Ellis County, Texas, except where Texas license law or a signed brokerage agreement requires otherwise.
